why inspect a shared flue?
Your legal obligations as a Property Manager
Were you aware that as a Property Manager, you are legally obliged, under the Gas Safety (Installation and Use) Regulations to ensure that your Shared Flues are maintained and inspected annually ?
Shared Flues are generally found in high rise buildings, giving the ability to remove your appliances products of combustion via a centralized duct, to the atmosphere, without having to go through an outside wall.
Shared Flues require an annual inspection to ensure current compliance and that any previous maintenance or installations carried out by your contractors will not hinder the passage of air to the appliances and the products of combustion (including Carbon Monoxide) from your appliances safely to the atmosphere.
We can also more importantly, recognize any areas that have the potential to allow Carbon Monoxide to re-enter your properties. Carbon Monoxide is an invisible and silent killer.
Please don't take the risk, they're annual inspections for a reason.
Each Inspection will leave you with a detailed Inspection Report listing any issues found, highlighting these in High Definition film and stills of the entire duct.
More importantly, you will be able to rest assured that your ducts, properties and residents remain safe for another year.
