What is a Shared Flue Inspection?

Shared Flue Inspections

how can Pegasus surveys and inspections ltd assist?

A Shared Flue Inspection is an annual requirement for any property owners of high rise buildings (and some smaller properties)under Gas Safety (Installation and Use) Regulations. There are several types of Shared Flues, each is briefly explained below.

  • SE Ducts draw their air for combustion from the base of the property, via inlet ducts either below or directly outside the property, before collecting any products of combustion and passing them to the atmosphere via a roof terminal.

  • U Ducts, draw their air for combustion from the roof space, before passing down to the lower area of the building before then returning via a separate duct, collecting the products of combustion and venting them via the roof terminal.

  • Shunt Ducts only apply to open flued appliances. These appliances gather their air for combustion from the rooms in which they are situated. All products of combustion then pass into the Shunt Duct before again venting to the atmosphere via a roof terminal.

  • Communal Flue Systems (CFs) are relatively new in the Shared Flue world. Working similarly to a U duct, usually passing air for combustion from the roof space, via a stainless steel duct then back up via an internal  concentric duct, collecting any products of combustion along the way. CFs are also capable of collecting condensation from the newer condensing appliances and passing them to safety.

We, at Pegasus Surveys and Inspections Ltd, are capable of inspecting all of these.

Capable of inspecting all types of Shared Flues,  Pegasus Surveys and Inspections Ltd are the one stop shop for your annual Shared Flue inspection.

SE Ducts, U-Ducts, Shunt Ducts, Communal Flue Systems, we can inspect them all to give you peace of mind.

If you don't have roof access points, we can generally arrange for a Mobile Elevated Work Platform or MEWP to gain access through our tried and tested providers.

We're able to recognise other areas for concern; areas that could potentially save you time, money and potential legal expenses.

We can bring you up to date on the current condition of the inside of  your ducts. Something that almost nobody else can do; as we pass a state of the art High Definition endoscopic camera from the terminal of your roof, all of the way to the base of each duct.

We'll also take CO and CO2 readings from your duct, giving you an idea whether you have any faulty appliances. Then we'll take Duct Velocity readings. These will tell us if your property's' duct has a good flue flow, critical in the removal of potentially harmful products of combustion.

Gas Safe registered

Gas Safe registered

Were you aware that Duct Inspectors have their very own Gas Safe Codes?  These codes take a lot of time, experience and training to achieve.

Would you let a Piano tuner install your new Combi Boiler... probably not, so why let an unqualified contractor inspect your Shared Flues?

Please ensure your current Duct Engineers have this qualification before allowing them to undertake any work for you.

We are always only too happy to demonstrate our qualifications.

Our Senior Surveyors are Gas Safe registered, qualified, fully equipped and ready to inspect your Shared Flues.

Once we've inspected your Shared Flues, all that's left for you to arrange is the appliance inspection. Any Gas Safe registered engineer with the relevant Gas Safe codes should be able to do this for you.

Please always remember to check the Gas Safe cards of anybody working on your Shared Flues and appliances.
